BOARD OF ZONING APPEALS MINUTES

 

MAY 9, 2005

 

 

The meeting was called to order by Chairman Thornton at 7:00 p.m.

 

MEMBERS PRESENT:  Kelly Thornton, Barbara Timmons, Harry McMannis, Dick Mickley, Terry Wertz

 

OTHERS PRESENT:  Zoning Inspector McCoy, Judy Box, Chris Vallette, Greg Nelson, Erica Nelson

 

APPROVAL OF MINUTES:  There being no additions or corrections, the minutes for the meetings on April 11, 2005 and April 18, 2005 were approved as distributed.

 

AGENDA ITEMS:

 

1.     To hear a request for a conditional use permit for a twin-single residence; to be located on Lot 1654 on Rosewood Drive; R-2 zoning district.  Filed by Judy Box, 18334 Bear Swamp Rd., Marysville, OH  43040.

 

COMMENTS OF ZONING INSPECTOR AND/OR CITY PLANNER:

 

Ms. McCoy sited Chapter 1137.13(b), low-density multi-family is a conditional use in the R-2 zoning district.

 

COMMENTS OF REQUESTER:  Ms. Judy Box addressed the Board.  It’s her understanding that when this section of Greenwood Colony was first zoned, it was all zoned for duplexes.  Every other lot that faces Greenwood Blvd. is duplexes.  Ms. Box would like to buy the vacant lot and the house next to it, if she is permitted to build a duplex on the vacant lot.   She is asking to restore it to its original zoning. 

 

Mr. Thornton asked Ms. Box how she would make the Taylor Model become a duplex.  She stated by doing a mirror image right beside it. 

 

COMMENTS OF CITIZENS:  No comments.

 

DISCUSSION BY BZA MEMBERS:  Mr. Wertz moved to grant the conditional use, seconded by Mrs. Timmons and the question put, stood:

Conditional use granted.

 

2)     Requesting a variance to permit two 80 sq. ft. business signs vs. 50 sq. ft. business signs permitted for a total of 413 sq. ft. of signage for business vs. maximum signage per business of 300 sq. ft. allowed.  TOC zoning district.  Filed by Chris Vallette for Greg Nelson Lamborghini, 15777 Watkins Rd., Marysville, OH  43040.

 

COMMENTS OF ZONING INSPECTOR AND/OR CITY PLANNER:  Based on the width of the building being 252 feet, this business is permitted two 50 sq. ft. business signs.  They are requesting 80 sq. ft. business signs which would put their total signage over the 300 sq. ft. maximum for a total of 413 sq. ft.

 

COMMENTS OF REQUESTER:  Mr. Chris Vallette addressed the Board.  He explained that Lamborghini has strict guidelines, which don’t allow for typical signage that would be seen at the road.  It’s more the “Euro look.”  The Lamborghini symbol itself has to be the biggest and most important part.   For a road sign, they are allowing an obelisk, which is the 8’ x 8’ x 20’ tall sign and is black.  It only has an 18” x 18” sign on it.  It will glow and be bright.  Based on this, the building must be made to hold the signage.   Intent is to get the most attention to the building with the signs from Rt. 33 and Watkins Road.  Lamborghini also requires the “Lamborghini Ohio Service” sign for the Service Department.  The letters are based on the symbol size.  Pictures of other Lamborghini signs were shown to the Board.

Variance granted.

 

Mr. Wertz tendered his resignation effective today.  On behalf of the Board, Mr. Thornton thanked him for his past service to the Board of Zoning Appeals.
