DESIGN REVIEW

MINUTES OF MEETING OF APRIL 14, 2004

 

MEMBERS PRESENT:  Alan Seymour, John Cunningham, Pete Griffin and Bruce Limes.  There are three vacancies.

The meeting was called to order at 6:30 pm. 

 

NEW BUSINESS

 

4-Unit Apartment Building – 701 Kenny Lane.  Filed by Stephen Andrews, Andrews Architects, Inc.

 

Mrs. McCoy reported the applicant had called in the office and requested this item be tabled until the next regularly schedule design review meeting.  Voice vote was unanimous to table.

 

Kinetico Water Systems – Corner of E. 5th Street and future Coleman’s Crossing Boulevard.  Filed by David Hartstook, Hartsook Real Estate Corp.

 

David Hartsook presented renderings of the proposed building, showing proposed color scheme and design.  It was reported that the Shade Tree Commission has approved the landscape plan for this project.

 

Discussion held concerning the plans not showing sidewalks the entire length of the property along E. 5th Street.  According to Codified Ordinance 1109.15(b), subdivisions that are adjacent to residential areas require sidewalks.  Sidewalks that do not border residential areas may have sidewalks on one or both sides of the streets as determined by the Planning Commission for safety purposes.  In those exception conditions where the Commission determines no sidewalks are required, they may be excluded. 

 

Discussion held concerning dumpster enclosure.  Mr. Hartsook stated enclosure will be 10’X20’ area that will be completely enclosed with a gate according to code.  They are also planting pine trees around the enclosure. 

 

Mr. Cunningham made a motion to approve the design for this project with the following conditions:

 

·        All signage must meet sign regulations and be approved by the Zoning Inspector

·        Dumpster enclosure must be constructed of appropriate material (wood or masonry) and be built according to City regulations

·                                      Sidewalk is required to contiguous property to the east if the Armory to be constructed across E. 5th Street does not install sidewalk by October 2007

·        Driveway aprons, curb cuts, handicap ramps to be constructed to City of Marysville Standard Specifications

The design review for Kinecto is approved according to the drawings received in City offices on January 9, 2004.

 

Marysville Honda  - E. 5th Street/future Coleman’s Crossing Boulevard/S.R. 33 area.  Filed by Terry Brennan, Brennan Builders, General Contractor.

 

Terry Brennen stated this project is in conjunction with a whole Honda complex.  This dealership will be known as “MARYSVILLE HONDA”.  The second proposed building design is nearing completion for submittal.  Lighting will be vertical burn fixtures that are downlit.  Curb cuts will be lined up on opposite side of Coleman’s Crossing Blvd.  Dumpster will be enclosed with masonry material – exact type yet to be determined.  Sidewalks will be constructed along Coleman’s Crossing Blvd.  Access road to be built off of E. 5th Street, around the dealership back to Coleman’s Crossing Blvd.  Landscape plans have been resubmitted for final review with the Shade Tree Commission.

 

Mr. Griffin stated it is important to address the drainage issues on this property so any drainage will not run into other properties to cause problems.

 

Mr. Cunningham made a motion to approve the design for this project with the following conditions:

 

·        All signage must meet sign regulations and be approved by the Zoning Inspector

·        Sidewalk to be installed per City of Marysville Standard Specifications

·        Driveway aprons, curb cuts, handicap ramps to be constructed to City of Marysville Standard Specifications

·        Landscape plan to be approved by Shade Tree Commission

The design review for Honda is approved according to the drawings received in City offices on February 17, 2004.
