NEW BUSINESS

Nelson Auto Lamborghini – Watkins Road – filed by Donald Schofield & Associates, Inc., Architects for Greg Nelson

Mr. Nelson, owner, and Chris Vallette, Donald Schofield Architects, had the following comments:

·        This will be first new-built Lamborghini dealership in U.S.  most dealerships have moved into existing, older buildings

·        3 years spent working on plans, having them approved in Italy

·        Closest dealership from here located in Chicago

·        Serves mostly Ohio, Michigan, Indiana, Kentucky and Pennsylvania.

·        Most of business is exotic used cars – building is large to accommodate

·        Anticipates 50 new Lamborghini sales next year

·        Anticipates 50 units (new Lamborghini and used exotic vehicles) each month

·        Only 30-40% of new car buyers come to site

·        Located 200’ from existing dealership

·        Remaining acreage between apartments and new dealership to be different dealership later

·        Owns 6.5 acres across Watkins Road

·        Stormwater retention in place - storage and pipes placed underground already (catch basins, etc)

·        Building will have European look – “vault” type entry

·        New cars to be located on platform in building

·        Architecture does not match the Chrysler dealership because they prefer more European black granite look.

·        Black granite and limestone color granite to be used

·        Will be stone panel system

·        West elevation all black – to serve new Lamborghini vehicles

·        Limestone and black combination  to be used for used car area

·        Service area to be all limestone

·        Sign will be white marble with black lettering

·        Landscape plans to be reviewed at Shade Tree Commission June 16th

·        Exterior lighting to match existing fixtures already in place – down lit

·        Trash enclosure will be placed as inconspicuous as possible – current enclosure to be moved – enclosure to be made with stone

Discussion held concerning need for sidewalks along Watkins Road – ditch is in way.  Consensus sidewalk is needed but decision on which side of the road they should be located on is needed.  4’ sidewalks required to be constructed in future – to be determined as development in area grows on Watkins Road.

Any signage is required to be approved by zoning inspector and be in compliance with sign ordinance.

NOTE:  COLORS FOR THIS FACILITY DIRECTED BY LAMBORGHINI BUT ARE SEEN AS COMPATIBLE FOR THIS INSTALLATION.

The design review for Lamborghini Ohio approved according to the drawings received in City offices on May 18, 2004.
