Landscape
Plan –
New Building for Pro-Rite Muffler – 390 E. 9th Street – filed by Page
Engineering, Inc., for Gregg Hawkins
The checklist was reviewed. Based on 606 l.f. of perimeter of vehicular use area, 12 trees are
required. The plan shows 10
trees. Mrs. Page agreed to add two
additional trees – a Honey Locust on the northwest corner grassy area and a
Crabapple in the middle of the same area.
The street trees can be anything from the medium tree variety, with the
exception of ash. Maples were
discussed. Taxus is being used for the mounding requirement. Discussion held concerning the
requirement of three landscape areas, requiring three standard trees. Shade Tree Commission agreed that two
can be planted immediately in front of the office space area and one on the east
side of the east driveway. Small ornamental trees are
acceptable.
Mrs.
Bushong made a motion to approve the street tree plan with the following
conditions:
·
Honey
Locust to be planted in the northwest corner
·
Crabapple
to be planted to the east of the Honey Locust
·
Street
trees to be Red Maple
·
Add 3
more small ornamental trees for landscape area requirement (two in front of
office space area and one on east property line east of
driveway)
The motion was seconded by Mr. Behrens.
Voice vote was unanimous. Street tree plan for Pro-Rite Muffler to be revised and resubmitted
to Shade Tree Commission for final approval.

Landscape
Plan –
Best Buy Shopping Center – south of Home Depot on Coleman’s Crossing Blvd. –
filed by Bauer Davidson and Merchant, Inc., for Marysville Land Development
Company
Curt Dommer
reviewed the landscape plan as presented.
The checklist was reviewed with Mrs. McCoy noting that the Design Review
Board requested more buffering along the freeway than what is required by the
landscape ordinance. It
was noted there are 92 shade trees shown and 72 Norway Spruce trees shown.
The street trees will be Red Sunset Maples to match approved, existing
trees along Coleman’s

Landscape
Plan –
New Elementary School – 2100 Creekview Drive – filed by Steed Hammond Paul,
Inc., for Marysville Schools
The checklist was reviewed
with Don Frank representing Marysville Schools. It was noted the existing wooded area is
to remain with a minimum number of trees required to be removed. Discussion was held concerning the
proposed bus area on the east side of the site. It was agreed that it would be
impractical to have landscape area to split the parking spaces up. Mr. Frank commented the parking lines
for after-hour parking and the bus parking may not be
installed.
Mrs. McCoy stated according
to the landscape ordinance 1140.06, landscape buffering shall be provided between multifamily
uses and single family uses; between any commercial zone and any residential
zone; and between any industrial zone and any residential or commercial
zone. It does specify between uses
in the single family residential district.
Therefore, buffering is not required. Mr. Frank asked if instead of the hedge
on the east property line, evergreens (spruces) with shade trees can be
substituted. Commission members
agreed that would suffice. Also
discussed was spacing the proposed trees to help deflect vehicle headlights from
the future single family dwellings on the east property
line.
Mr. Frank stated his calculations show 5,266 l.f. of perimeter vehicular use area, with 105 trees being
required. Mrs. McCoy stated she
used the 20 scale instead of 40 scale for her
calculations and she did not count drive on south side of school building for
her calculations. Mr. Frank stated
there is 131,348 sq. ft. of vehicular use area which required 22 landscape areas
with one tree each. He stated they
counted the lawn area but even without the lawn area, they exceed the
requirement of 4,400 sq. ft. and 22 trees.
Mrs. McCoy stated that large Oak trees are the approved
street tree for
This landscape plan has 167 trees shown; 150 trees are
required. Mr. Morse stated they
have tried hard to plant trees wherever there wasn’t a retention basin or
parking area.
Commission members agreed this is another excellent landscape
plan.
Mr.
Behrens made a motion to approve the street tree plan with the following
conditions:
·
Change
Ash tree to Oak
·
Change
street trees to approved street trees (large Oak)
·
Plant

particular attention to headlight traffic off-site
·
Add few
more shade trees along east property line
·
Move 3
·
Remove

The motion was seconded by Mr. Burke.
